How Taft Dire works

First and foremost, you are an independent broker and we not only recognize that, we completely respect and support it. Therefore, at Taft Dire, we have:
• Laid-back, positive company atmosphere.
• No sales quotas and no pressure - you choose your own sales goals.
• No mandatory sales meetings - all are optional.
• Sales, financial, marketing and administrative experts on staff - use us if you need us.

Here's the simple program. After an initiation fee for broker set-up, we charge $775 per transaction which covers tracking the transaction file as legally required by law and paying the expense of using our closing coordinator. Outside of that, you are responsible to pay all of your own expenses and generate your own leads.

Your expenses may include:
• Advertising and marketing efforts
• Signs, business cards and office supplies
• MLS & Board dues
• Lead-generation and client management efforts

So, $775 . . . not a bad deal, because if you check around to other brokerages and see what they want to keep . . . many brokerages want you to pay them 50% of the commission PLUS make you pay your own expenses!

Some companies will put you at a 95% split BUT then charge you thousands of dollars a month in desk fees. Regardless if you sold anything that month or not, you must still pay them the desk fees. So say that brokerage charges you $1,000 in desk fees per month . . . and you don't sell anything that month . . . you still have to pay them the $1,000. What for? Who knows! We guess it's for having the luxury of hanging your license there that month! We think that's ridiculous!

The best part is . . . if you don't sell, you don't pay the brokerage anything other than the expense of the MLS. You only pay when you are successful in a sale.

We think it's time you start keeping more of your commission. If you are paying your own expenses, you should be keeping nearly all of your commission . . . don't you think? With a challenging market, you work harder for each sale, so wouldn't it be nice to keep more of your commission so you can continue to be successful in your career? Traditional Office Commission vs. Taft Dire Fee Structure

Sample Transaction:
A $300,000 home selling with a 3% commission offered will gross you $9,000.

Traditional Office Commission:
If you are at a 70% split, your commission would be $6,300 minus whatever your broker charges (E&O, Franchise Fee, Admin Fee, Desk Fee, etc.).

Taft Dire Fee Structure:
100% commission would be $9,000 minus the $775 fee per transaction (E&O included) giving you $8,225 in your pocket.

There's nothing hidden here. No mandatory meetings. No monthly fee. No desk fee.
No hidden fees. Period. And this program applies to all residential and commercial real estate brokers.
