Ten things to grab home buyers:

More than just curb appeal

Let's face it. It's a tough world out there for sellers. But there are ways to be competitive within this market and getting your home to stand out in the crowd. Here's ten tips for making your home memorable to potential buyers.

1. A nice entryway. Put a fresh coat of paint on the door. Add a bright flower planter. If your home lacks an entrance, such as when the door opens into a living room, create one with piece of furniture such as console table that helps separate spaces.

2. Hardwood floors. Over the years, they've always had appeal to buyers. Out of your budget? Synthetic wood floors are a good option for affordable, entry level homes.

3. Quality fixtures. For just a little money, you can update the look of your cabinets with drawer pulls or make a quick "upgrade" of your bathrooms with new faucets. Especially if your home was built by a production builder, new, well-coordinated fixtures can add a special touch.

4. Beautiful baths. If your bathroom is feeling weary and worn, consider updating your mirror and lighting. A nice framed mirror and elegant lighting can update your bathroom by light years.

5. Countertops. Granite has strong appeal, but what buyers really want is a solid, easy care and elegant surface. Think Corian, composite stone, concrete or even butcher block countertops. If your countertops are dingy and dinged, counter buyers' objections with a new surface.

6. Stainless Steel. Appliances can easily date your kitchen and it may be time to freshen up. Stainless steel looks modern and lets buyers feel like the kitchen is for cooks. Black feels heavy and old, while white is fine if in a country kitchen.

7. Storage. Whether a closet or a pantry, your storage space should show its functionality. Modern organizers and shelve units will let buyers know your home has just the right place for their things.

8. Lighting. Dark corners and shadowed work spaces can ruin everything. If your house doesn't have quality lighting, invest in brightening things up. Consider adding modern recessed lights or sconces so your buyer won't be left in the dark wondering how to light your home.

9. Built-ins. Well-constructed shelves, entertainment centers or bookcases add value as buyers see them as bonus furniture. Be sure your built-ins aren't limiting however such as a tv niche that won't fit today's flat panel tv's.

10. Grass. Having a flat, healthy parcel of lawn in the yard let's buyers know they'll have the space to enjoy the outdoors with family and friends.
